Westside and Coastal Los Angeles Neighborhoods

46 neighborhood guides for sellers and buyers.

The Westside runs from Beverly Grove and Pico-Robertson west through Westwood, Brentwood and Pacific Palisades to the coast at Venice, Playa del Rey and Westchester. It holds the most expensive residential real estate in the city, including Bel Air, Holmby Hills, Beverly Park and the canyons above Sunset, alongside mid-century tract neighborhoods in Mar Vista, Westchester and Palms and condo-heavy corridors in Century City, Westwood and Playa Vista. Beverly Hills, Santa Monica, Culver City and West Hollywood are separate cities; the neighborhoods listed here are inside the City of Los Angeles unless noted.

Westside seller questions

Which Westside neighborhoods are in the City of Los Angeles?

Bel Air, Beverly Crest, Brentwood, Pacific Palisades, Westwood, West Los Angeles, Mar Vista, Palms, Venice, Playa del Rey, Playa Vista, Westchester, Cheviot Hills, Rancho Park, Beverlywood, Pico-Robertson and Century City are all City of Los Angeles. Beverly Hills, Santa Monica, Culver City, West Hollywood and Marina del Rey (unincorporated county) are not, so Measure ULA and the 9A report do not apply there.

What does Measure ULA mean for Westside sellers?

Because so many Westside sales clear the Measure ULA thresholds, the tax is a core pricing decision here. ULA is charged on the entire sale price once the threshold is crossed, so a list price just under the threshold can net more than one just above it. James Malcom models the ULA impact on every Westside net sheet.

How did the Palisades Fire affect the Westside market?

The January 2025 fire created a three-part market in Pacific Palisades and the adjacent canyons: standing homes, cleared lots at different permit stages, and new construction. Insurance availability and rebuild timelines now shape value across the fire zone and the neighborhoods nearby. Sellers there need an agent who can speak to permit status, fire-hardening and insurance with buyers.

Which office handles Westside listings?

Westside listings run from the Hollywood office at 6200 Hollywood Blvd, with listing appointments and showings on the Westside by appointment. Call (310) 595-0915.
