Pre-approval and pre-qualification get used interchangeably all the time, but they’re not the same thing, and the difference matters a lot once you start making offers in a competitive LA market. Here’s what separates the two.
Pre-Qualification: A Quick Estimate
Pre-qualification is a fast, informal process where you share basic financial information (income, debts, assets) with a lender, usually over the phone or online, and the lender gives you a rough estimate of what you might be able to borrow. It’s not verified, doesn’t involve pulling your credit in most cases, and carries little to no weight with sellers because there’s no documentation behind it.
Pre-Approval: A Verified Commitment
Pre-approval is a more rigorous process where the lender actually verifies your income, assets, employment, and credit through documentation like pay stubs, tax returns, and bank statements. The result is a pre-approval letter that reflects a real, underwritten assessment of what you can borrow, which is exactly what sellers and listing agents want to see attached to an offer.
Why This Matters in a Competitive Market
In neighborhoods where homes regularly draw multiple offers, a pre-qualification letter can actually work against you, signaling to the seller that your financing hasn’t really been checked out. A strong, fully underwritten pre-approval (sometimes called an “TBD” or “fully underwritten” pre-approval) signals maximum certainty and can be the difference between winning and losing a competitive offer situation.
When to Get Each One
Pre-qualification can be a reasonable first step if you’re very early in the process and just want a ballpark sense of your budget before you start seriously house hunting. But once you’re ready to tour homes and make offers, you should have a real pre-approval in hand, ideally the fully underwritten version if your lender offers it.
What to Bring to Get Pre-Approved
Lenders typically want recent pay stubs, W-2s or tax returns, bank statements, and information about any other debts or assets. Getting these documents together before you start house hunting saves time and lets you move quickly once you find the right home.
